Commercial Boiler Services FAQ
Boiler Questions, Answered
Answers for Business Owners, Facilities Managers & Property Professionals
These FAQs cover commercial heating: schools, care homes, hotels, factories, offices, retail, and FM-managed portfolios.
Commercial boiler problems usually come in two flavours: planned work that needs doing properly and evidencing, and breakdowns that need sorting before the business loses revenue or the building loses comfort. Andrew Ratcliffe has been gas registered since 2003 and runs Bridge as a Gas Safe registered (199240) commercial gas specialist, so the answers below come from real-world experience on schools, care homes, hotels, factories, offices, retail, and FM-managed portfolios across Essex, Kent and London.
How much does commercial boiler repair cost?
Repair charges start with our minimum call-out charge, from £220 + VAT, which covers attendance and up to two hours on site. Beyond that, additional engineer time and any parts required are quoted transparently before we proceed.
Unlike domestic boilers, commercial repairs often involve larger components, more complex systems, and may require specialist parts. Plant room installations and cascade systems can involve additional complexity.
Our full standard rates are published on our Pricing page, including callout charges, hourly rates, and out-of-hours premiums. All pricing is exclusive of VAT.
How long does commercial boiler servicing take?
Commercial boiler servicing typically takes 2–4 hours depending on system size and complexity. For multi-boiler cascade systems or large plant rooms, we recommend allocating a full day.
We work around your business hours to minimise disruption to operations. Many facilities managers prefer servicing during evenings, weekends, or planned shutdown periods.
Our commercial servicing includes combustion analysis, safety device testing, cleaning, and full documentation for facilities management records.
What size commercial systems do you work on?
We cover the full range of commercial heating, from small plant in retail units and community buildings through to multi-boiler cascades and plant rooms in schools, care homes, hotels, and factories. Typical work includes:
- Single commercial boilers (from smaller plant through to 500 kW+)
- Cascade boiler systems and plant rooms
- Commercial warm air heaters and radiant tube heaters
- Multi-zone commercial heating systems
- Catering kitchen gas installations
Our work is exclusively on commercial properties. The threshold is “commercial”, not a specific kW rating.
Do you offer Service Agreements for commercial properties?
Yes. We provide structured Annual Service Agreements tailored to commercial properties and property portfolios.
Our Service Agreements include:
- Scheduled servicing at agreed intervals
- Priority callout response for Service Agreement clients
- Complete asset register and documentation
- Compliance documentation for facilities managers
- Defect reporting with prioritised recommendations
- Fixed annual pricing for budget planning
Service Agreements are ideal for property managers with multiple sites, critical business operations, or facilities requiring consistent maintenance records.
How quickly can you attend commercial boiler breakdowns?
Service Agreement clients receive priority callout response. For all other callouts, attendance depends on engineer availability, site location, access, parts availability, and current workload.
Our Gas Safe registered (199240) engineers carry diagnostic equipment and common commercial parts to maximise first-time fix rates and contain downtime to your business.
What is included in commercial boiler servicing?
Our commercial boiler servicing includes:
- Visual safety inspection and condition assessment
- Combustion analysis and efficiency testing
- Cleaning of burner, heat exchanger, and condensate pathways
- Testing of all safety devices, sensors, and interlocks
- Operational checks of pumps, valves, and control systems
- Water-side pressure and circulation checks
- Written service record with findings and recommendations
- Documentation for compliance and facilities management records
All work is carried out by Gas Safe registered engineers qualified for commercial gas installations.
Can you work outside normal business hours?
Yes. We provide flexible scheduling to minimise disruption to business operations:
- Evening work (after 6pm)
- Weekend servicing and repairs
- Planned shutdown periods
- Night work for critical systems (by arrangement)
- School holiday period maintenance (educational sites)
Out-of-hours rates apply for evening, weekend, and night work. See our Pricing page for detail. Many facilities managers prefer scheduling major work outside business hours to avoid operational impact.

- Office buildings and business parks
- Schools, colleges, and educational facilities
- Care homes and healthcare facilities
