New Plant, Phased Properly

Bridge Heating & Gas Services Ltd installs and upgrades commercial heating systems across Essex, Kent and London, from like-for-like boiler replacement through to broader plant room refurbishment where existing systems are obsolete, unreliable, inefficient, or no longer suitable for the building they serve.

Gas registered since 2003, we bring over 20 years of commercial heating and gas experience to installation work in real, occupied buildings. Much of our work is carried out in schools, care homes, hotels, churches, industrial premises, and FM-managed properties where access, shutdown windows, safeguarding, disruption, and continuity of service all need to be managed properly.

Commercial heating installation usually involves phasing, plant room logistics, controls coordination, gas pipework considerations, and a clearer handover standard than many smaller contractors are set up for.

Typical Installation and Upgrade Work

Our commercial heating installation work commonly includes:

  • like-for-like boiler replacement
  • cascade boiler upgrades and plant renewal
  • replacement of obsolete or unreliable plant
  • low-loss header, distribution, and hydraulic separation modifications
  • pump replacement and associated controls integration
  • gas-fired water heater replacement
  • warm air heater and radiant tube heater installation or replacement
  • plant room pipework modifications associated with replacement works
  • flue alterations or replacement where required within project scope
  • enabling works and phased replacement in live buildings

Some projects are straightforward replacement jobs. Others are part of wider refurbishment works where ageing pipework, controls faults, poor original design, or lack of plant room space mean the installation needs a more considered approach.

When Replacement Makes More Sense Than Repeated Repairs

A common problem on commercial sites is plant that has already had too much money spent on keeping it alive. A boiler or plant room does not become good value just because it can technically be repaired one more time.

Replacement or upgrade is often the better route where:

  • major components are obsolete or difficult to source
  • breakdown frequency is increasing
  • repeated faults are causing operational disruption
  • the plant no longer matches the building demand
  • controls are poor, unreliable, or patched together
  • the gas or water side of the system needs rationalising
  • the site needs a clearer long-term maintenance position

Where appropriate, we can review what is there and advise whether the sensible next step is another repair, a staged upgrade, or a full replacement project.

Working in Occupied Buildings

A large proportion of commercial installation work is less about fitting plant and more about managing the building around it. We regularly work in occupied or partially occupied premises where installation needs to be planned around the client’s operation.

That can involve:

  • school holiday or weekend working
  • shutdown planning for heating and hot water outages
  • restricted access and permit systems
  • safeguarding or enhanced coordination on educational and care sites
  • noisy or disruptive works scheduled out of hours
  • temporary arrangements where sections of the building must remain operational
  • phased replacement so the site is not left without service unnecessarily

This matters because the technical install can be sound, but if the sequencing is poor the project still becomes a headache for the client.

What Is Commonly Included in an Installation Package

Depending on the project, an installation package may include:

  • survey and review of the existing plant
  • confirmation of the proposed replacement scope
  • removal and disposal of redundant heating plant where included
  • installation of new appliances and associated plant
  • controls and ancillary modifications within agreed scope
  • gas pipework modifications associated with the works
  • pressure testing, purging, commissioning, and certification where required
  • functional checks and handover information
  • follow-on servicing arrangements if required

The exact split of responsibility depends on the project. On some jobs we are the direct contractor carrying the full heating and gas package. On others we work alongside mechanical contractors, electricians, BMS specialists, or builders with the gas and heating scope clearly defined.

Plant Rooms, Distribution, and Associated Works

Commercial heating installation is rarely just the boiler itself. Common associated works include:

  • pumps, pressurisation, and expansion equipment
  • motorised valves and controls upgrades
  • headers and distribution pipework modifications
  • gas safety interlocks and gas train work where required
  • flue replacement or route amendments
  • pipe insulation and plant room rationalisation
  • making safe and removing redundant sections

Where wider gas pipework work is needed, we can also handle the testing, purging, commissioning, or decommissioning side so that the client is not coordinating multiple gas contractors.

What Clients Need Before Quotation

To quote accurately, it helps to know:

  • the type and age of the existing plant
  • whether the site is occupied and any access restrictions
  • whether the job is like-for-like or part of a wider upgrade
  • whether there are known controls or pipework issues
  • the preferred timing and any shutdown restrictions
  • whether design input, temporary heat, or staged works are required
  • who is responsible for electrical, BMS, builder’s works, and other related trades

If some of that is not yet known, that is fine. We can usually advise what information is needed to move the project forward properly.

Handover and Aftercare

Installation is only complete when the client has a usable system and a clear understanding of what has been done. On completion, we can provide the relevant commissioning, testing, and service records for the scope undertaken, together with practical advice on follow-on maintenance.

Installation work is backed by a 12-month workmanship guarantee under our standard terms. Many installation clients then move into an ongoing Service Agreement so the new plant is looked after properly from the start rather than left until the first avoidable breakdown.

Typical Clients and Sectors

Our commercial heating installation work commonly supports:

  • schools and academies
  • care and nursing homes
  • offices and commercial premises
  • hotels and leisure sites
  • churches and community buildings
  • factories, warehouses, and industrial buildings
  • landlords, developers, and managing agents
  • FM providers overseeing occupied buildings

The common requirement is a contractor who understands both the heating system and the commercial environment it sits within.
